GE and TA Taxes are applied to the room rate. Tax rate is 13.42%.

Reservations are secured with a 25% deposit and reconfirmed w/ final payment received on Full Payment due date.

Payment forms accepted are VISA, MasterCard, Discover Card, Diners Club and personal bank check. Sorry, absolutely no Cashiers’ Checks. All payments made by personal bank check must be received by owner at least 70 days prior to arrival date and must include an additional $300 for damage/security deposit.

Other Fees

Cleaning: A one-time cleaning fee $125 plus 4% tax ($130 total). For stays 3 weeks or longer a mid-stay light cleaning will be arranged. For those preferring additional housekeeping support please inquire.

Refundable Deposit: A Security/Damage/Excessive cleaning deposit of $300 is charged at time of final payment and refunded one week after departure pending housekeeping inspection. Please note that damage to the unit, its contents or excessive cleaning requirements caused by negligence in may result in additional post departure charges in addition to the security deposit.

Free/No Fee

Parking for one vehicle is provided and is free.

Wireless Internet is provided and is free.

Credit card fees are paid by owner.

Direct dial telephone calls made anywhere in the US and Canada are free.

No booking or marketing fees or fees of any other kind are applied to your reservation costs.

Policies

Two Persons Maximum Occupancy: The unit is suitable and strictly for a party of 2 (or 1). Exceeding this occupancy shall result in a 50% increase to the rental agreement amount unless expressly agreed to in written agreement with the owner.

Arrival and Departure times: Check-in time is 2:00 pm – Check-out is 10:00 am. If a late checkout has not been arranged/approved (at least 48 hours in advance), guest agrees to $50/hr for each hour late beyond checkout time. Late Checkout, if available, can be arranged for 1/2 day fee.

Strictly enforced Non-Smoking Unit. A minimum $200 fine will assessed for violation.

Cancellations and Refunds

A $100 administrative fee is retained for all cancellations. For refund of the balance please make written request as early as possible. For written requests received more than 60 days prior to your arrival date in Off-Peak Season you shall receive the full balance (less admin fee). For requests received more than 90 days prior to your arrival date in Peak Season you shall receive the full balance (less admin fee). Written requests received with less advance notice are still entitled to refunds, however refund is then based on the prorated amount based on owners’ ability to re-rent the original dates.

FAILURE OF NON-ESSENTIAL ITEMS: There will be no refund due to failure of non-essential items. Equipment occasionally malfunctions and cannot be guaranteed 100% of the time. Owner or owner’s representative will correct the problems as soon as humanly possible. An authorized employee or repairman may, with advance notice to the guest for a non-emergency repair, enter the premises to repair such equipment. Emergency repairs, due to their nature, may be scheduled without prior guest notice.

FAILURE OF ESSENTIAL ITEMS: In the event of an unlikely but unforeseen situation in advance of the stay (for example, but not limited to: plumbing or electric malfunction, etc), the owner has a right to cancel contract and will, of course, refund any amounts paid in their entirety . Owner will make attempt to arrange for alternate accommodations elsewhere if possible. However, owners/agent will not be held liable for any other losses or expenses.

Inclement Weather

If guests are required by local authorities to evacuate the area, the owner will refund a pro-rated portion of the unused rent paid by the guest. There are no refunds for any inclement weather (ie stormy, rainy, windy, etc.) unless there is an evacuation order.

Childproofing

The unit has not been childproofed in any way. Guests and their visitors are required to be completely responsible for the safety of any children in the unit at all times.

Assumption of Risk

Any swimming or other recreational activity (including but not limited to canoeing, boogie boarding, surfing) shall be solely at the risk of the guest or invitees of the guest and will hold the owner harmless for any injury or death that may result. Guests shall hold owner harmless from any or all bodily injury or property damage incurred that may result arising from guest negligent acts or omissions.

Off-Limit Areas

There are certain areas of the property that are advised as strictly for the use by owner or for the operations (Housekeeping) of the rental (ie owner’s storage cabinet and housekeeping items). We ask guests’ cooperation to take note and refrain from disturbing these areas identified within the rental unit. Fines may be assessed when Housekeeping Operations are impacted.
